NEW DELHI: Uncertainty set in immediately after complete lockdown but it is gradually lifting, said the founders of real estate startup NoBroker.
“Ironically, for our business, it has opened avenues for digital transformation. People who had been doing real estate transactions through offline modes for years have understood that real estate is not a pure offline play and that technological intervention in the industry is not limited to online property discovery but encompasses the entire home search journey of a buyer/tenant,” said Akhil Gupta, co-founder & CTO at NoBroker.
For instance, community management was done through registers and manual book-keeping. Management committee members would have to dig into the society registers for records, billing, or accounting work. Making maintenance payments, booking facilities, and ensuring the safety of residents was quite a task.
But technology has given a facelift to society living through community management apps.
“The app has integrated entry, security, club maintenance, and payments and accounting software, all into one single platform, thus ensuring maximum security and zero-errors,” said Gupta.
During the pandemic, society residents’ dependence on community apps has increased. When the lockdown was announced, there was paranoia regarding buying groceries and essentials. Within a matter of days, the ‘grocery store’ feature was made available on the app in partnership with ITC and BigBasket to help residents procure daily essentials.
Similarly, there are many apps and news updates on the number of positive cases. But most of them share information at a scale, ie, at the state, city, and national level.
“NoBrokerHood shares information about the containment zones to inform residents of the nearby containment zones. This is done at a micro-level using AI, and ML and information is far more relevant. To elucidate, the tracker will tell you if your domestic help is coming from a containment zone so that you can choose to permit or refuse entry in the interest of safety. Technology tracks every single person who enters a society,” said Gupta.
Earlier, people used to gather around to discuss important issues, but since that is not an option due to COVID-19, forum and chat came in extremely handy for residents within a society to stay connected. They could share information regarding safety updates, start a discussion on any topic, and multiple other things.
Then came the home chef feature. Single people are in the habit of ordering food online or hiring domestic help. But during the lockdown, it became difficult to have helps enter the societies. Through the ‘home chef’ feature on the app, people who like cooking could register themselves as chefs, and people who would want to order food from the hygienic environment within the society can order food from them.
