Noida: The Noida Authority wants a consultant to examine the status of sports facilities in residential projects.
Between 2014 and 2017, the Authority had allotted around 34 lakh sqm to four developers in sectors 78, 79, 101, 150 and 152.
They were asked to develop sports facilities on at least 70% of the land and keep the remaining area for residential purposes. However, it has been found that most of the developers haven’t completed the sports facilities.
According to the layout plans, the housing projects were supposed to have facilities for playing golf, table tennis, squash, basketball, volleyball, badminton, cricket and so on.
The projects, called sports cities, were also supposed to have play fields and multipurpose halls, among others.
The Authority’s request for proposal (RFP) document states that it is entrusted with the responsibility of preparing a master plan for development of the area and to demarcate and develop the sites for various land uses.
“The allotments were made with a prerequisite that the builders could use unutilised FAR from sports area. However, the sports components in the schemes have to be verified if they are as per international or national Sports Authority of India (SAI) standards. Considering the above scenario and the commitment for providing world class sports facilities, Noida has invited bids for the selection of consultant for sports facilities condition assessment across sports cities in Noida,” the RPF document states.
Sanjeev Bedi, AGM (Sports City) at the Noida Authority, said the consultant would study the problems and suggest solutions for expediting the projects.
Officials said that while projects on a few plots were fully completed, the others were in various stages of construction.
The land use for these sport cities was at least 70% recreational, 29.5% residential, including group housing, and only 0.5% commercial. The Authority said the key task of the consultant would be to examine if the developer had stuck to the rulebook.
It will have to submit its report in 30 days.
The development of sports cities will immensely help the neighbouring societies as a number of people have shifted there in recent years. The last date of submitting the bids is October 11.
Apart from the sports facilities, a total of 32,000 flats were approved in various group housing projects. Of them, only around 30% of flats have been handed over so far while the remaining are under various stages of construction.
The Authority is yet to recover more than Rs 4,000 crore from the builders who had been allocated land, officials said.
